Enriching a property in Borrower Insights
Learn how to enrich any property to find borrower contact details making it super easy to rebuild your database or find new opportunities
Enriching a loan reveals the borrower's contact details; phone numbers and email addresses — so you can reach out.
💡 You're charged 1 credit per loan, only when contact info is found. If a lookup comes back empty, the credit is refunded automatically.

How enrichment works
Borrower Insights runs live lookups on the selected loans and returns the borrower's best phone numbers and emails, plus compliance signals (DNC, TCPA litigator flags) so you can stay compliant when you reach out.
Enrichment runs in the background. You can keep working, switch pages, or even leave Borrower Insights entirely — the run keeps going, and a small progress indicator tracks how many of your loans have come back.
Enriching loans
- Use the checkboxes in the table to select the loans you want.
- Now let's click "Enrich Loans" in the toolbar.
- Review the cost breakdown in the dialog, then click to confirm.
The borrower's contact details appear inline as each lookup returns, and your credit balance updates as you go.
🧠 You don't have to select rows one at a time — select the whole page (or your filtered set) and enrich in bulk.
Reading the cost breakdown
Before you confirm, the dialog shows exactly what you'll pay:
- Fresh enrichments — loans being looked up for the first time, 1 credit each.
- Total — the credits this run will use.
- Balance after — what you'll have left once it's done.
Only loans that haven't been attempted count toward the fresh cost — you're never double-charged for a loan you've already enriched.
Re-checking loans you've already enriched
New contact data may surface over time. If your selection includes loans you've already attempted, the dialog offers a "Re-check" option. Each re-check uses 1 credit, and your existing data is kept if the re-check turns up nothing new.
What happens when a lookup finds nothing
If a borrower can't be matched, the loan shows "No details found" with a "Check again" option, and the credit is refunded.
🧠 Lookups are never silently dropped — if something didn't get a response, you'll see a clear prompt to retry just those loans.
If you run out of credits mid-run
If your balance runs out partway through, the run pauses and saves its place. You'll be shown the option that fits your account — buy more credits, turn on personal credits, or raise your spending limit — and once you've topped up, the run resumes exactly where it left off. See "Purchasing credits."
FAQs
How much does enrichment cost?
1 credit per loan, charged only when contact info is found. Empty lookups are refunded.
Do I get charged if no contact is found?
No. The credit is automatically refunded for any loan that comes back with no details.
Can I leave the page while it's running?
Yes. The run continues in the background and your results are saved, so they're still enriched when you come back.
A few loans say "No details found" — did I pay for them?
No. Those credits were refunded. You can use "Check again" to retry them later, since new data may become available.
What contact info do I get?
Top-ranked phone numbers (with type and DNC status) and email addresses, plus the current property owner, mailing address, and compliance flags.
