How to find real estate agents who work with your borrower type in Model Match

This guide walks you through how to search agents by area, apply the loan type filter, and stack additional filters to surface your strongest potential referral partners.

If you're a loan officer making a referral to a borrower, the agent on the other side matters. A VA borrower needs an agent who understands VA guidelines. An FHA buyer needs someone fluent in FHA nuances. Model Match's loan type filter lets you build a targeted list of agents in your area who already have real experience with the borrowers you serve, so every referral lands with confidence.

Search for agents in your area

From the Model Match home screen, click Search in an Area. You'll see options for loan officers, real estate agents, and real estate offices. Select Real Estate Agents.

Choose how you want to search:

  • Zip code
  • City
  • County
  • State

Type your location into the search field and select it from the dropdown. Model Match will return every real estate agent producing in that area.

Choose production location or office location

After your initial search, look at the filter list on the left. The Location filter will be highlighted green because it's already applied. Click on it and you'll see two options:

  • Production location — agents who do business in the area
  • Office location — agents whose office is physically located in the area

Pick the option that fits your goal. If you want anyone closing deals in your market, use production location. If you want agents actually based nearby, use office location. Your results update automatically.

Filter by loan type

This is where the list gets powerful. Scroll down to the Loan Types filter. You can choose from:

  • VA
  • FHA
  • USDA
  • Jumbo
  • Commercial
  • Reverse

Select the loan type that matches your specialty, then set a minimum percentage of the agent's total business. A 25% threshold is a strong starting point. It tells Model Match to only show agents where at least a quarter of their business comes from that loan type, which is a solid indicator of real experience.

Add an active listings filter

To make sure you're only seeing agents who are actually doing business right now, click Active Listings and select Recently Active. You can choose from:

  • Last 90 days
  • Last 180 days
  • Last year

A 90-day window is a good filter for agents who are currently in the market.

Filter by volume, units, and time period

Click Volume to narrow further. You can filter by:

  • Total volume
  • Buyer-side volume or units
  • Seller-side volume or units

For referral targeting, buyer-side units is usually the most relevant metric. Set a minimum, such as five buyer units, to filter out agents who don't close enough deals on the buy side to be a strong partner.

You can also adjust the time period for these numbers. Click Time Period and choose from 3 months, 6 months, 12 months, 14 months, or click Show All Options to see the full list of date ranges.
