Understanding Data Delays and Availability
Data Processing Timeline
There is typically a 4-6 week delay in obtaining mortgage data from county records after closing, but transactions will be updated in our system as soon as the information is received.
- Rural or less populated counties may experience even longer delays
- "Cash" status - We will list all Real Estate transactions as "Cash" until a matching Mortgage transaction has been received.
💡 You should know that data delays are normal and reflect the time it takes for counties to process and release transaction records.
Why Transaction Information May Be Incomplete
Common Reasons for Missing Data
Limited Access to County Records In some cases, we may not have access to all county records, which can result in incomplete or "orphaned" loan details and transactions. If you notice patterns of missing records in a particular area, please notify us so we can work on improving our relationships and access to data in that specific area.
💡 You should know that data delays are normal and reflect the time it takes for counties to process and release transaction records.
Data Quality
Incomplete or Inaccurate County Data Sometimes, the data obtained from county records may be incomplete or contain inaccuracies. To address this issue:
- Internal audits are applied to automatically correct noticeable errors where possible
- Manual review - Any remaining inconsistencies are manually reviewed and corrected by our team.
💡 You should know that our team applies a "Confidence Score" to every transaction that has been reviewed. This internal number helps our team come to a decision on whether or not this transaction should be released into Model Match.
